Microanalysis of the broken window theory effect in São Paulo city: the role of facilities management

Abstract

Here is a critical and open reflection on the process of patrimonial deterioration, with the Broken Windows Theory as its conceptual backdrop, through a microanalysis of a small street located in the city of São Paulo in 2023. Following this reflection, possible mitigation paths are presented for Facilities Management (FM) managers facing the typical challenges of a complex and asymmetrical megacity. The results indicated that, from the perspective of the theory used, there is a breakdown in the concept of citizenship, revealing that the lack of a co-participatory city stewardship program heightens the sense of urban neglect, insecurity, lack of belonging, and consequently, increases the degradation of both public and private property. As an alternative, active participation of FM managers is recommended in the role of co-stewards of public spaces shared with private areas.
