Uso de la tecnología BIM en la compatibilización de proyectos: estudio de caso en edificación residencial

La coordinación de proyectos ayuda a evitar discrepancias entre disciplinas, aunque suele verse limitada cuando se realiza con herramientas bidimensionales. Este estudio analizó el uso de la tecnología BIM (Building Information Modeling) para detectar interferencias entre los proyectos arquitectónico, estructural e hidrosanitario de una vivienda unifamiliar. La metodología incluyó la creación de modelos tridimensionales en Revit y el análisis de colisiones en Navisworks mediante la herramienta Clash Detective. Se identificaron 72 interferencias: 31 entre los elementos arquitectónicos y estructurales, y 41 entre la estructura y las instalaciones hidrosanitarias. Algunos conflictos se resolvieron con ajustes menores en la modelación, mientras que otros —especialmente los relacionados con tuberías— requirieron modificaciones en los recorridos y revisiones de elementos estructurales. Los resultados muestran que la modelación 3D permite anticipar problemas durante la fase de diseño, lo que ayuda a evitar retrabajos y facilita la toma de decisiones técnicas. Aunque se trata de un caso único, los hallazgos coinciden con estudios previos sobre el uso de BIM en la construcción y señalan beneficios prácticos en la coordinación de proyectos.
